Director of Preconstruction ServicesPOSITION SUMMARY:The Director of Preconstruction Services leads the utilization of all aspects of the Manhattan Preconstruction templates throughout all preconstruction/estimating efforts. The Director of Preconstruction must be a flexible and adaptable team-player, as well as have strong communication and client service skills.MAJOR DUTIES & RESPONSIBILITIES: --- Overall management of preconstruction/estimating department including assignments of estimating personnel--- Maintain compliance with established Manhattan policies and procedures--- Coordination of the workload of the department--- Maintain proper and current metrics within the estimating systems--- Ensure the quality of the estimating services in a bid or preconstruction environment--- Establish highest & best use of resources; what to quantify in detail in-house--- Review major elements of pricing on all bids, specifically Manhattan self-perform work--- Perform value management analysis and ensure timely implementation into project of that which is accepted--- Review of the job cost budget prior to submitting to Accounting--- Serve as an Ambassador of the Manhattan brand--- Maintain long-term client relationships--- Manage bid-day assignments and processes, including bid-day analysis operations--- Review project cost reports to develop understanding of costs--- Attend Monthly PSR Meetings along with estimating captain for each project--- Review and approve all estimates within the department--- Motivate and grow the team--- Overall management of the estimating purchasing efforts--- Ensure timely completion of Job Cost Budget, Purchasing Log, and Subcontracts to meet project schedule LNTP's / NOI's are prohibited unless approved in limited use by the regional SVP--- Other duties as assignedJOB SKILLS & ABILITIES GUIDELINES:

• Time management skills and organizational skillsMINIMUM QUALIFICATIONS:
  • Bachelor's Degree- Construction Management, Engineering or equivalent
